Home/Estimate

(Roof cost estimator)

What would a new roof cost?

Five questions give you a realistic guide price with every line shown. The fixed price comes after we have been on the roof, because decking and flashing are where estimates go wrong.

Step 1 of 5

How big is the house?

The ground-floor footprint, including an attached garage if it shares the roof. Property records or your house plans usually give it.

1,800 sq ft
Step 2 of 5

How many stories?

Taller houses need more safety kit and longer hauls: +8% for two stories, +16% for three.

Step 3 of 5

How steep is the roof?

Steeper roofs have more surface for the same footprint. If you could not walk on it comfortably, choose steep.

Roof pitch
Step 4 of 5

How many layers come off?

Look at the edge of the roof from a ladder: two sets of shingle edges means two layers. None is for new builds and bare decks.

Layers to tear off
Step 5 of 5

Which material?

Guide installed rates per square (100 sq ft) before tear-off. The materials library explains each one.

Material

(How it works)

Nothing hidden in the maths

The same formula runs the estimator on our homepage. Here it is, line by line.

Roof area in squares

footprint × pitch × 1.12 ÷ 100, rounded up

Pitch adds surface: a medium roof has about 18% more area than its footprint. The 1.12 covers overhangs, and a square is 100 sq ft of roof.

Materials and install

squares × rate × height factor

The rate is our guide installed price per square for the material. Two stories add 8%, three add 16%.

Tear-off and disposal

squares × $90 × layers

Removing each existing layer down to the deck, plus the dumpster and tipping fees.

Fixed costs

$650

Permit, dumpster delivery and a flashing kit. On every replacement, whatever the size.

The range

midpoint −8% to +15%

Skewed upward on purpose: the things an estimate cannot see (rotten deck, extra chimneys) only ever add cost.
